Shake the mat outside regularly to release trapped dirt, and vacuum occasionally to keep the coir fresh. Coir is a natural fibre and doesn't like prolonged soaking, so keep it somewhere covered rather than out in continuous rain, and allow it to dry fully if it does get wet. A little loose fibre when the mat is new is normal and settles down with everyday use.
